Corktown Health's new 19,000 sq. ft. clinic in Detroit's Corktown neighborhood is designed so that from the moment a visitor walks through the door, the space embodies Corktown Health's goal of making people feel welcome.

Through in-depth meetings with end users, medical practitioners, and key stakeholders, the Kahn team evaluated existing operations to identify opportunities for added efficiency. Careful analysis of patient flow, required support spaces, visit duration, and public/private separation shaped a plan that keeps patient-focused areas at the forefront and ensures patients never need to backtrack through a maze of hallways to reach their next destination.

The design team worked closely with Corktown Health, alongside Kahn's Applied Research Specialist, to ground design decisions in reality-based solutions. Evaluation of space layout and proportion, access to daylight, lighting strategies, sense of privacy, and materiality shaped a facility built around inclusive, equitable healthcare.

Sustainability was also a top priority. Reusing an existing building significantly reduced the project's environmental impact compared to new construction. Additional insulation, air and vapor protection, thermally efficient glazing, updated MEP systems, LED lighting, and low- and no-VOC materials further ensure the building operates responsibly and supports occupant well-being.
