Berkshire eSupply Headquarters & Fulfillment Center

Novi, Michigan

2021 CAM Magazine, Best Project

Berkshire eSupply’s new Novi campus embodies its commitment to employees and customers alike. This prototype headquarters and fulfillment center provides an inspiring workplace and accommodates marketplace growth. Simplistic beauty, functionality, and attention to detail were of the utmost importance.

SITE SELECTION

Site selection was imperative for transporting materials and products, as well as proximity to their skilled workforce clientele. Located on 57 acres, the building site features 12 acres of natural wetlands and woodlands, a crucial element that shaped the design and created a unique sense of place.

HEADQUARTERS BUILDING

The curved façade of the headquarters building is sheathed in glass and Jerusalem limestone, reinforcing Berkshire eSupply’s brand identity, established in their other buildings globally. The building is three levels, with upper levels overlooking the entry plaza and forest. The vertical spine connects the lower-level mechanical, electrical, and data center with the first level visitor areas, product display, and training center, and opens to the offices on the second level.

FULFILLMENT CENTER

The state-of-the-art fulfillment center emphasizes beauty as much as efficiency and function. On one side, a 400 x 50 ft. glass wall provides continuous natural light into the warehouse and frames views of work happening inside. From the plaza, employees enter an area with lockers, kitchen, and rest areas. Above, a second-level office overlooks the warehouse floor featuring high-density product storage, conveyors, loading and order pickup zones. The size, volume, and site location provide flexibility for continuing changes in access, distribution, and storage.

HEALTHY ENVIRONMENT

Low e-coatings, glass color, lighting, and mechanical systems maintain internal comfort and create a healthier work environment. The interior lighting design achieved 39% efficiency over code requirements, with the exterior achieving 77% efficiency over code. Daylight sensors adjust interior lighting throughout both buildings based on outside conditions. Outdoor lights on site dim down by 50% between 11 pm and 6 am. Each fixture is dark sky compliant to avoid interfering with wildlife.

As a prototype for future development, Berkshire eSupply’s campus conveys the spirit and energy of this dynamic organization that will transform its business around the world.
